The most touristic districts such as Chiado, Avenida da Liberdade, or even Principe Real are undoubtedly the most appreciated and hence, the most expensive one at the moment. The purchasing prices are already quite high, a possible rise in prices is not to be expected.
Other popular districts such as Alfama, Graça or even Mouraria are more distinctive areas, more appealing and starting to be renovated. Daily life is really appreciated in this area, mostly thanks to the importance of transports. Prices are reasonable, situated between 2200€ and 4000€ per square meter. Investment can be really profitable, either from a renting point view, or either in a repurchasing project in medium or long term.
More in the West of Lisbon, districts such as Ajuda and Prazeres do not benefit from the proximity with the historical center (20 minutes at least in transport). Actually, the rental demand is not important for casual tourists.
However, even though those districts are not demanded by foreigner investors, they offer price extremely low.
